I’m Denis Raczkowski — a relocation specialist with eXp Realty, and a permanent Emerald Isle resident long before I was ever a real estate agent. I relocated here in October 2016 after a career that started in academic neurobiology at Duke University and ended with running a multi-million dollar healthcare company. I’ve owned twelve investment properties. I understand the numbers.

The coast, specifically.

I work the Crystal Coast and Carteret County — the twelve miles of Bogue Banks that includes Emerald Isle and Atlantic Beach, the mainland towns of Morehead City and Beaufort, and the surrounding communities of Swansboro and Cape Carteret. This is where I live. This is what I know.

Emerald Isle

The western end of Bogue Banks. Primarily residential — no commercial strip, no boardwalk, no high-rise hotels. Twelve miles of barrier island between the Atlantic and Bogue Sound. Year-round population is small and self-selecting. The people who live here chose this deliberately.

Atlantic Beach

The eastern end of Bogue Banks, closest to the bridge from Morehead City. More commercial than Emerald Isle, more accessible, different community feel. Entry-level prices on the island can be lower here. A legitimate alternative for buyers who want barrier island access without full island separation.

Morehead City

The mainland town across the bridge from Atlantic Beach. Carteret Health Care is here. The airport is here. The grocery stores, hardware stores, and most daily services are here. Morehead City is what makes Crystal Coast barrier island living functional — close enough to be useful, far enough to stay separate.

Beaufort

A historic waterfront town just east of Morehead City. Walkable downtown, working waterfront, genuine community depth. Buyers who want mainland coastal living rather than barrier island living often land here. Rachel Carson Reserve is across Taylor’s Creek.

Swansboro & Cape Carteret

Mainland communities on the western edge of Carteret and Onslow counties. More affordable entry points, less island isolation, good access to both Emerald Isle and the Jacksonville/Camp Lejeune area. Worth serious consideration for buyers whose daily life needs more infrastructure than the island provides.
